How it works:
  1. Use the Realtor.com website to find a property that you are interested in purchasing;
  2. Once you’ve found a property and are ready to make an offer, you will contact us to negotiate the price and terms on your behalf and to prepare the Contract and other necessary Disclosures and documents;
  3. Once the transaction is closed, we will refund to you up to ONE-HALF (1/2) of the amount of any sales commission that WE receive (we typically get paid 2-3% of the sale price).

As an example, on a home sale of $400,000, in which we received a 3% sales commission ($12,000), you will receive “cash-back” of $6,000.

How can you afford to make this offer?
In a typical transaction, half of an agent’s time is spent accompanying the client on showings of the various properties that they have selected. But most people are sophisticated enough to know what they are looking for. So, by saving us the time required to accompany you on showings, we are able to rebate 1⁄2 of our commission to you.

Can I get a commission rebate directly from the Seller’s agent?
No. Properties on the MLS are listed by a real estate broker who can only pay a sales commission to other real estate brokers. It is important to note that One Hundred Percent (100%) of the sales commission is paid by the Seller to his real estate broker. Most listing contracts provide that the Seller must pay the full commission whether or not another broker is involved in the sale. So, in most cases, the purchase price will NOT be lower if you don’t have an agent.
