Here's how it works:
You provide us with your property search criteria;
We will enter your search criteria into the Multiple Listing Service (“MLS”) and you will begin receiving emails of properties that match your criteria;
You will schedule showings with the listing agent & preview all homes (you will notify the Realtor that you are represented by Agent Realty, Inc.);
When you are ready to make an offer, you will contact us to negotiate the price and terms on your behalf and to prepare the contract and other necessary documents;
Once the transaction is complete and closed, we will refund to you 1/3 of the amount of any sales commission that WE receive (we typically get paid 2-3% of the sale price).
As an example, on a home sale of $300,000, in which we received a 3% sales commission ($9,000), you receive “cash-back” of $3,000 (1/3 of $9,000).
* Properties listed on the MLS are typically listed by a real estate broker who can only offer a sales commission to other real estate brokers. 100% of the sales commission is paid by the seller to his real estate broker. Most listing contracts provide that the seller must pay the full commission whether or not another broker is involved in the sale.
